Investment Criteria

Emigrant Realty Finance is a nationwide lender making floating-rate balance sheet loans from $10 million to $100 million for senior debt (including senior unsecured) and $7 million to $40 million for subordinate debt. Equity, mezzanine and debt funds, public and private REITs, real estate developers and operators are all potential Emigrant borrowers.

LEVERAGE Up to 90% of value (including mezzanine financing)
LOAN SIZE $10 MM to $100 MM for senior debt $7 to $40 MM for subordinate debt
LOCATION United States only
PRICING Competitive rates and fees
STRUCTURING Floating rate tied to LIBOR or PRIME; may consider fixed rate or equity
PROPERTY TYPES Residential (rental, condo & co-op), Office, Hotel, Shopping Center, Retail Strip, Industrial, Senior Housing, Assisted Living, Garage
PROJECT STAGE Fully Developed, Redevelopment, Repositioning, Construction
